EXTENSIVE RENOVATION & UPGRADE OF HOMEWarfield, B.C. - 2018
Our first job where our clients found us through Instagram! We lucked out, as they turned out to be amazing clients and had a very unique and interesting project for us. Longtime residents of Warfield they had started to outgrow their 1950's mining house. The house had an old fashioned layout and the envelope was starting to fail, but the clients loved the location and knew the house had "good bones".
Our process was to add kitchen room to the rear, creating a sheltered deck area, as well as opening up the interior to allow an open plan kitchen, dining and living area. With a reorginisation of the bedrooms on this level and bringing the staircase up to code, we simplified the spaces and made them work harder. The unfinished basement was updated to provide a purpose built laundry / mechancial room, a new exterior access and a cosy den.
Crucially, the exteior envelope was updated with the addition of exterior insulation and new triple glazed windows. The roof will be completely removed and a new SIP panel roof installed. With such a warm and airtight envelope, an HRV will be installed to bring fresh air into the home.
The Village of Warfield has been incredibly supportive and great to work with. Permits are expected back in January with construction completion scheduled for Fall 2019.
