An incredible opportunity for our office to be involved in a pioneering commercial building in the heart of downtown Revelstoke. The site has lain empty for over 35 years, having previously been occupied by a wooden heritage building which had burned down. Despite being on a centrally located retail and commercial street, the site had never been developed. The existing zoning, which allows for four storeys and almost 10,000 sq ft, would have resulted in a building out of scale to it's neighbours. The bare site could only fit two cars.. yet zoning required 11 parking spaces for our proposed building.
This was eventually reduced down to 5 spaces, which was still 3 more than could actually fit on the site. The building will now be built with two spaces at the rear.
The building is composed of a ground retail unit and two floors above, one of which is a mezzanine which will house offices or a co-lab working area.
The zero lot line conditions at the side property lines will require significant fire-ratings, which will be achieved by pre-cast insulated concrete sandwich panels. Interior floors and walls will be Lignaturs signature prefabricated timber cassette panels.
The envelope and windows all surpass passive house requirements. Our hope is that this becomes one of the first certified commercial passive house buildings in western Canada.
Work is scheduled to start this Spring, with an anticipated completion of Winter 2018.
Exterior Street Elevation
The brickwork at street level relates to adjacent buildings, while the metal box above continues the proportions of the neighbouring red building. The metal box volume projects out over the entry, providing a sheltered canopy as well as obscuring the third floor from street view.
